Moriah Masonry & Landscaping builds patios, walls, walkways, and stone entries in Yarmouth, MA, operating out of South Yarmouth, a few minutes off Route 6, with Ademir Reine on-site for every estimate. Sandy soil, salt air, and freeze-thaw don't forgive a base that wasn't built right. We excavate first, build on a compacted stone base, and install drainage so the water has somewhere to go. Rated 4.8 stars across 24 Google reviews. Every project starts with a free on-site estimate and carries a three-year workmanship warranty.

Yarmouth's housing stock is mostly single-family homes built in the second half of the twentieth century. A lot of that original hardscape, patios poured flat with no base prep, concrete walks never graded for drainage, is at or past its useful life. We build replacements that account for what actually happens to masonry on Cape Cod soil.
Paver and bluestone patio installation built over a properly excavated and compacted stone base with drainage. Pool patios and pool surrounds follow the same build standard. View patio installation
Seat walls, garden walls, and retaining walls built on a proper base with drainage behind them. Fieldstone, segmental block, and natural stone, plus repair and rebuild for walls that have leaned. View retaining walls
Paver and bluestone walkways, outdoor steps, stone veneer, and cobblestone edging for Yarmouth properties. Every entry gets the same excavation and base treatment as a full patio. Explore entry work
We build for year ten, not just for day one.
One crew for the hard surfaces and the green around them, so the patio, the planting beds and the upkeep are not three different companies blaming each other.

Seat walls, garden walls and structural walls, with the drainage and reinforcement the height calls for.
Retaining Walls
Settlement, open joints and cracked work repointed, reset or rebuilt after we see what the base is doing.
Masonry Repair
Paver and bluestone patios, pool surrounds and driveways over a compacted base that drains.
Patios & Paving
Natural and manufactured veneer on foundations, chimneys, columns and outdoor kitchens.
Stone Veneer
Granite and bluestone steps, landings and entries set on footings that hold through frost heave.
Steps & Stone Entries
Brick and block structures, piers, steps and foundations, laid and pointed for freeze and thaw.
Brick & Block Work
Planting beds, grading, edging and stone work planned together rather than bolted on afterwards.
Landscaping

Leaf and debris clearing, beds cut back to a clean edge, haul-away the same day.
Spring & Fall Cleanups
Site assessment, layout, drainage routing and material selection settled on paper before anything is dug.

These are typical installed ranges for Yarmouth and the surrounding Cape Cod towns in 2026. Where a project lands inside a range depends on the conditions we find on site, which is why every number below is followed by the things that actually move it.
| Work | Typical range in Yarmouth (2026) | What moves the price |
|---|---|---|
| Paver patio | $15 to $35 per sq ft | Patio size, paver line, base depth over sandy Cape soil, and access for machinery. |
| Walkway and stone entry | $12 to $28 per sq ft | Length, material, number of curves and steps, and how much grading the run needs. |
| Retaining wall | $15 to $50 per sq ft | Wall height, whether geogrid reinforcement is required, drainage, and excavation depth. |
| Outdoor steps | $150 to $900 per step | Poured concrete at the low end, natural granite at the high end, plus railing and landing work. |
| Natural stone work | $15 to $45 per sq ft | Stone type, cut versus fieldstone, mortared versus dry-laid, and pattern complexity. |
| Concrete masonry | $9 to $18 per sq ft | Slab thickness, reinforcement, finish, and whether existing material has to come out first. |
Ranges are a starting point for planning, not a quote. Sandy soil, salt-air exposure, and historic district requirements can all affect where a project lands. We price the actual project after walking the property.
Wall height, setbacks, and how close the work sits to a wetland decide whether Yarmouth requires a permit and whether the Conservation Commission has a say. We check the address at the estimate so the answer arrives before the schedule does.
Fieldstone and natural stone for walls meant to look like they have always been there. Segmental block where the grade change is larger and the wall has to be built to hold it. Timber and railroad tie walls usually reach us for replacement rather than repair, because the material has a service life and water finds it.
Crushed stone behind the wall, a base excavated and compacted below frost, and a drain that takes water somewhere. Taller walls and walls holding a slope need geogrid set into the backfill so the wall and the soil behind it act as one mass. Leaving that out is why a wall leans.
We flag at the quoting stage whether your address triggers Old King's Highway review so there are no surprises once work is scheduled. We work within that review process and know what the committee needs.
Most of the masonry we are asked to look at in Yarmouth is not failing because of the stone. It is failing because of what sits under it. Sandy soil moves, water collects at the low point, and a patio or wall set on a base that was never excavated and compacted shows it within a few winters. A repair that only resets the surface puts the same problem back.
Patios that have settled or cracked, walls that have started to lean, mortar joints that have opened, steps that have loosened or lifted, and brick and block that has separated at the joint. Full detail on masonry repair and maintenance.
A wall that moved because water had nowhere to go can often come down and go back up on the same stone. One that has lost its base needs the base rebuilt first, and the stone is the cheaper half of that job. We say which one it is before the work is scheduled rather than after.
Repointing and brick and block repair need mortar matched to what is already in the wall, because a harder mix damages the units around it as the wall moves. See brick and block work.
Confirm the permit requirements and district rules before the project is scheduled, not after the crew is on-site.
Permit requirements in Yarmouth depend on the scope of the work, where the project sits on the lot, and which overlay districts apply to the property. Yarmouth's Building Department requires permits for construction, reconstruction, alteration, repair, removal, or demolition of a building or structure, and masonry work can fall under those requirements.
Yarmouth's Building Department handles zoning, building, and sign permits. The published fee schedule includes masonry-specific line items. Whether a patio, retaining wall, or stone entry requires a permit depends on scope, setbacks, and location on the lot.
If your property sits north of Route 6, a separate committee review applies on top of the building permit. We cover what that means, and how the two run alongside each other, further down this page.
We address the permit question during the estimate and planning stage. If your project or your address triggers a review requirement, we flag it before work is scheduled so required approvals are in place and there are no surprises once construction begins.
Confirm the permit requirements and district rules before the project is scheduled, not after the crew is on-site.
Properties north of Route 6 fall within the Old King's Highway Historic District, which requires committee review before any exterior changes, including stone walls, fences, and new construction. The district covers the stretch of Yarmouth Port running along the historic King's Highway corridor toward Barnstable and Dennis.
If your address falls north of Route 6 in the Yarmouth Port area, your property is likely inside the Old King's Highway Historic District. Exterior work, including stone walls, walkways, entries, and alterations visible from the street, may require committee review before a building permit is issued. That review is separate from and in addition to the standard Yarmouth Building Department permit process.
The Old King's Highway Historic District committee operates independently from the Yarmouth Building Department. A project that needs both approvals must clear the historic review first. Properties south of Route 6, including South Yarmouth and West Yarmouth, fall outside this district and follow the standard permitting path only.
We flag at the quoting stage whether your address triggers Old King's Highway review so there are no surprises once work is scheduled. We work within that review process and know what the committee needs.

Cost depends on the size of the structure, the depth of excavation the site requires, the materials selected, and whether existing hardscape must come out first. Sandy soil and salt-air exposure add base-specification requirements that inland projects do not face. We provide a firm quote after seeing the property. Contact us to Get a Quote.
Much of Yarmouth's housing stock dates to the mid-twentieth-century building boom, and bases installed then were rarely built to current excavation and drainage standards. When we assess a property approaching or past fifty years old, what is underneath matters as much as what is visible on top. We check the existing base before any specification is set.
From November through March, temperatures on Cape Cod drop below freezing overnight and warm during the day. Any moisture that has worked into a poorly built base freezes, expands, and pushes the surface apart from below. We excavate, compact a stone base, and install drainage so water has somewhere to go before the first freeze cycle arrives.
Properties north of Route 6 fall within the Old King's Highway Historic District, which requires committee review before any exterior changes, including stone walls, fences, and new construction. We work within that review process, and we flag at the quoting stage whether your address triggers it so there are no surprises once work is scheduled.
Massachusetts requires residential contractors to carry a Home Improvement Contractor registration, and permitted structural work requires a Construction Supervisor License. Both numbers are searchable through state databases. A legitimate contractor lists both on the written contract before work begins. We carry our registration numbers on every contract we issue in South Yarmouth and across the service area.
We work out of South Yarmouth, which means most jobs in town are a few minutes from the yard. Crews are on site early and materials do not sit on a trailer for hours before they reach your property.
