Moriah Masonry & Landscaping installs stone veneer on foundations, chimneys, retaining walls, and entry features throughout Chatham, MA, operating out of South Yarmouth, about 13 miles from the elbow of Cape Cod. Chatham sits where the Atlantic meets Nantucket Sound, and the salt air, wind-driven moisture, and freeze-thaw cycles here are as demanding as anywhere on the Cape. Every veneer installation starts with the right substrate and waterproof membrane so the stone holds through those conditions. Ademir Reine is on-site for every estimate. Rated 4.8 stars across 24 Google reviews. Every project begins with a free on-site estimate and carries a three-year workmanship warranty.

Chatham sits at the elbow of Cape Cod with the Atlantic pressing in from the east and Nantucket Sound to the south. That exposure means the soil shifts, moisture moves in from multiple directions, and freeze-thaw cycles hit hardscape hard. We build every project here over a properly excavated and compacted base because what is under the stone matters as much as the stone itself.
Natural and manufactured stone veneer applied to foundation walls, retaining structures, columns and outdoor features. Every application is prepped and installed to hold through the freeze-thaw conditions Chatham properties face each winter. View stone veneer installation
Seat walls, garden walls and retaining walls built on a proper base with drainage behind them. Fieldstone, segmental block and natural stone, plus repair and rebuild for walls that have moved or leaned over time. View retaining walls
Paver and bluestone patios, walkways, outdoor steps and cobblestone edging for Chatham properties. Every entry receives the same excavation and base treatment as a full patio installation. View patio installation
We build for year ten, not just for day one.
One crew for the hard surfaces and the green around them, so the patio, the planting beds and the upkeep are not three different companies blaming each other.

Seat walls, garden walls and structural walls, with the drainage and reinforcement the height calls for.
Retaining Walls
Settlement, open joints and cracked work repointed, reset or rebuilt after we see what the base is doing.
Masonry Repair
Paver and bluestone patios, pool surrounds and driveways over a compacted base that drains.
Patios & Paving
Natural and manufactured veneer on foundations, chimneys, columns and outdoor kitchens.
Stone Veneer
Granite and bluestone steps, landings and entries set on footings that hold through frost heave.
Steps & Stone Entries
Brick and block structures, piers, steps and foundations, laid and pointed for freeze and thaw.
Brick & Block Work
Planting beds, grading, edging and stone work planned together rather than bolted on afterwards.
Landscaping

Leaf and debris clearing, beds cut back to a clean edge, haul-away the same day.
Spring & Fall Cleanups
Site assessment, layout, drainage routing and material selection settled on paper before anything is dug.
Landscape DesignChatham areas we work in: Chatham village, South Chatham, West Chatham, North Chatham, Chathamport, plus the rest of Cape Cod
These are typical installed ranges for Chatham and the surrounding Cape Cod towns in 2026. Where a project lands inside a range depends on the conditions we find on site, which is why every number below is followed by the things that actually move it.
| Work | Typical range in Chatham (2026) | What moves the price |
|---|---|---|
| Stone veneer installation | $15 to $45 per sq ft | Veneer type, substrate condition, mortar system, salt-air preparation, and surface area. |
| Paver patio | $15 to $35 per sq ft | Patio size, paver line, base depth over sandy coastal soil, and access for machinery. |
| Walkway and stone entry | $12 to $28 per sq ft | Length, material, number of curves and steps, and how much grading the run needs. |
| Retaining wall | $15 to $50 per sq ft | Wall height, whether geogrid reinforcement is required, drainage, and excavation depth. |
| Outdoor steps | $150 to $900 per step | Poured concrete at the low end, natural granite at the high end, plus railing and landing work. |
| Concrete masonry | $9 to $18 per sq ft | Slab thickness, reinforcement, finish, and whether existing material has to come out first. |
Ranges are a starting point for planning, not a quote. Sandy soil, active coastal erosion, salt-air exposure, and proximity to wetlands and the shore can all affect where a project lands. We price the actual project after walking the property.
Chatham sits at the elbow of Cape Cod with the Atlantic on its east side and Nantucket Sound to the south. Salt air, wind-driven moisture and active erosion along the barrier beaches put stone veneer through conditions that expose every shortcut in the base and the mortar bed. We install veneer that is built to last in that environment, not just to look right on the day it is finished.
Natural fieldstone veneer for chimneys, foundation faces and garden walls where the goal is a look that belongs to the Cape. Manufactured stone veneer where consistency of profile matters and where the substrate calls for a lighter load. Both require the same attention to a flat, stable base coat and proper flashing at every transition point.
A scratch coat bonded to the right substrate, a moisture barrier at every wall penetration and proper drainage at the base. Chatham's coastal air carries salt and humidity year-round, and veneer that is not sealed and detailed correctly lets water work behind the face. We address that at installation rather than leaving it for a repair call later.
Work near Chatham's coastal banks, wetlands and shore requires review by the Town of Chatham. We check your address at the estimate stage so permit requirements are clear before any schedule is set, not after.
Chatham sits at the elbow of the Cape with the Atlantic on one side and Nantucket Sound on the other. Shorelines shift, barrier beaches move, and the soil close to the water is sandy and unstable. Any wall, patio or stone entry here needs a base built to handle that movement, not just a surface reset on top of what already failed.
Coastal properties in Chatham deal with grade changes, erosion pressure and soil that does not hold still between seasons. A wall built on a proper excavated and compacted base handles that movement. One set into sandy fill does not. See our full retaining wall installation detail.
A patio that settles unevenly after a winter or two was not set on a base deep enough to stay below the frost. We excavate, compact, and set patios so the surface stays level through the freeze-thaw cycles the Cape delivers every year. Full scope is on our patio installation page.
Entry steps that have shifted or lifted are almost always a base problem, not a stone problem. We assess whether the existing stone can be reset on a rebuilt base or whether the approach needs to be rebuilt from scratch. More detail is on our stone steps and entry work page.
We look at what is under the surface before we quote the work, so the repair we recommend addresses the cause rather than just the symptom visible above ground.
Permit requirements in Chatham depend on the scope of the work, where the project sits on the lot, and which environmental or coastal overlays apply to the property. The Town of Chatham is the authority for building permits and for work near wetlands, the shore and coastal banks, and masonry work can fall under those requirements.
Chatham's building department handles permits for construction, reconstruction, alteration, repair, removal, and demolition of structures. Whether a stone veneer installation, patio, retaining wall, or stone entry requires a permit depends on scope, setbacks, and the location of the work on the lot.
Chatham's shoreline is among the most active on the Cape. Work near coastal banks, wetlands, or the shore may require a separate review process on top of the standard building permit. The Town of Chatham is the authority on what triggers that review for your address.
We address the permit question during the estimate and planning stage. If your project or your address triggers a review requirement, we flag it before work is scheduled so required approvals are in place and there are no surprises once construction begins.
Confirm the permit requirements and any coastal review rules before the project is scheduled, not after the crew is on-site.
Yes. The Town of Chatham is the permitting authority for masonry and construction work, and separate review applies for any project near wetlands, the shore or coastal banks. Chatham's shoreline changes faster than most of the Cape, and that active erosion means the town pays close attention to work in proximity to the coast. Knowing which reviews apply before a shovel goes in the ground keeps the project on schedule.
Work near Pleasant Bay, the Atlantic-facing shore or any coastal bank in Chatham may fall under the town's wetlands and coastal regulations in addition to the standard building permit process. That means two separate reviews, not one. Properties further inland typically follow the standard permit path only, but we confirm which requirements apply to your specific address before quoting any scope of work.
Chatham's building permit process and its coastal or wetlands review operate on separate tracks. A project that triggers both must satisfy each independently. Stone veneer installation, retaining walls and patio work near the water are the scopes most likely to require coastal review. Work set back from any regulated resource area typically needs only the standard building department permit.
We identify at the quoting stage which town reviews apply to your Chatham address so there are no scheduling surprises once work begins. We know what the town needs and work within that process from the start.
From stone veneer installations to full masonry builds, our customers across the Cape value careful workmanship, reliable communication and a crew that takes real pride in every finished surface.

Natural veneer is quarried stone cut thin. Manufactured veneer is a coloured concrete casting taken from moulds of real stone. Natural costs more, weighs more, and no two pieces repeat, so it reads as stone from any distance. Manufactured is lighter, cheaper, faster to set and comes in repeating shapes, which is visible up close on a long run and in how the colour weathers. Both work on Cape Cod when the wall behind them is right. We quote whichever suits the elevation and the budget, and we tell you which one you are looking at.
Not directly, no. Veneer needs a solid, clean substrate, a weather-resistant barrier, metal lath fixed into sound material, and a scratch coat for the stone to bond to. Straight onto bare block or onto a face that is already spalling, the veneer will come away with whatever it was stuck to. We open up and check what is behind the surface first, because a wall that is holding water or crumbling has to be repaired before anything is faced, and that is the part that decides whether it is still sound in ten winters.
It depends on what is being built and where it sits on the lot. The Town of Chatham is the authority for building permits and for anything in a wetland buffer, and the answer changes with the height of a wall, its position relative to a boundary, and how close the work is to water. We tell you at the site visit which filings your project needs and who issues them, so the schedule is built around the real answer rather than an assumption.
Often yes. Under the Massachusetts Wetlands Protection Act, work within 100 feet of a wetland resource area sits in the buffer zone and is filed with the local Conservation Commission. Chatham has the Atlantic on the east, Nantucket Sound to the south and Pleasant Bay to the north, and its barrier beaches and coastal banks are actively moving, so a great many lots here fall inside that 100 feet. The Town of Chatham is the authority on what your specific lot needs. We measure the distance before we price the work rather than after.
Yes, and you should. Massachusetts requires residential contractors to carry a Home Improvement Contractor registration, and permitted structural work requires a Construction Supervisor License. Both numbers are searchable through state databases. A legitimate contractor lists them on the written contract before any work begins. We carry our registration numbers on every contract we issue in Chatham and across the service area. Contact us to Get a Quote.
