Older masonry throughout South Yarmouth often shows the same problems: settled patios, leaning walls, worn entries and failing mortar. The visible damage may be at the surface, but the long-term performance of the work begins below grade with the base and drainage.

We build for year ten, not just for day one.
One crew for the hard surfaces and the green around them, so the patio, the planting beds and the upkeep are not three different companies blaming each other.

Seat walls, garden walls and structural walls, with the drainage and reinforcement the height calls for.
Retaining Walls
Settlement, open joints and cracked work repointed, reset or rebuilt after we see what the base is doing.
Masonry Repair
Paver and bluestone patios, pool surrounds and driveways over a compacted base that drains.
Patios & Paving
Natural and manufactured veneer on foundations, chimneys, columns and outdoor kitchens.
Stone Veneer
Granite and bluestone steps, landings and entries set on footings that hold through frost heave.
Steps & Stone Entries
Brick and block structures, piers, steps and foundations, laid and pointed for freeze and thaw.
Brick & Block Work
Planting beds, grading, edging and stone work planned together rather than bolted on afterwards.
Landscaping

Leaf and debris clearing, beds cut back to a clean edge, haul-away the same day.
Spring & Fall Cleanups
Site assessment, layout, drainage routing and material selection settled on paper before anything is dug.
Landscape DesignSouth Yarmouth areas we work in: Bass River, West Yarmouth, the Route 28 corridor and the streets down to Nantucket Sound, plus Yarmouth
These are typical installed ranges for South Yarmouth and the surrounding Cape Cod towns in 2026. Where a project lands inside a range depends on the conditions we find on site, which is why every number below is followed by the things that actually move it.
| Work | Typical range in South Yarmouth (2026) | What moves the price |
|---|---|---|
| Paver patio | $15 to $35 per sq ft | Patio size, paver line, base depth over sandy Cape soil, and access for machinery. |
| Walkway and stone entry | $12 to $28 per sq ft | Length, material, number of curves and steps, and how much grading the run needs. |
| Retaining wall | $15 to $50 per sq ft | Wall height, whether geogrid reinforcement is required, drainage, and excavation depth. |
| Outdoor steps | $150 to $900 per step | Poured concrete at the low end, natural granite at the high end, plus railing and landing work. |
| Natural stone work | $15 to $45 per sq ft | Stone type, cut versus fieldstone, mortared versus dry-laid, and pattern complexity. |
| Concrete masonry | $9 to $18 per sq ft | Slab thickness, reinforcement, finish, and whether existing material has to come out first. |
Ranges are a starting point for planning, not a quote. We price the actual project after walking the property.
Permit requirements depend on the type of masonry work, the structure involved and where the property is located. For South Yarmouth projects, building requirements and nearby wetland resource areas can both affect planning before construction begins.
Yarmouth requires permits for certain construction, reconstruction, alteration and repair work covered by the Massachusetts State Building Code. Masonry work involving a structure may fall under these requirements.
Properties within 100 feet of a wetland resource area or 200 feet of a river may also require Conservation Commission review before grading, construction or vegetation clearing begins.
Permit review timelines can vary. We address the permit question during the estimate and planning stage so required approvals can be identified before the project is placed on the construction schedule.
Identify the requirements before construction starts, not after the project is already scheduled.
South Yarmouth sits on Bass River and within reach of Nantucket Sound. That geography means two forces are working against masonry year-round. Salt air is corrosive. It works into mortar joints and stone faces, and it accelerates the breakdown of materials that weren't chosen or installed for coastal exposure. The freeze-thaw cycle compounds the damage: NOAA's 30-year climate normals for the Barnstable area record roughly 23 inches of annual snowfall and 45 inches of precipitation, with a well-defined seasonal freeze period. Water that enters a joint or sits under a poorly drained base freezes, expands, and opens the gap wider. By the third or fourth winter, work that looked fine on day one is visibly failing.
The fix isn't a different stone, it's a different base and a different drainage approach. We excavate before anything else, compact the base, and route water away from the structure so it doesn't spend the winter underneath it. Cape Cod's soil is glacial sand, which drains differently than mainland clay and requires a build spec that accounts for that. A contractor who hasn't built here doesn't design for these conditions. We have.

Properties inside the South Yarmouth/Bass River Historic District, a 108-acre area centered on River Street, Old Main Street, and North Main Street, require Historical Commission review before demolition or removal of a structure.
The district runs roughly parallel to Bass River toward Nantucket Sound. If your home sits within that footprint, or if it is more than 75 years old and outside the Old King's Highway District, Historical Commission approval may be required before demolition or removal work begins.
Yarmouth's Old King's Highway Historic District covers properties north of Route 6 toward Barnstable and Dennis, rather than South Yarmouth proper, which sits south of Route 6. The two districts have different review processes.
If you're unsure which rules apply to your property, we address that during the estimate walk before you've committed to the project.
From new walkways to ongoing landscape care, our customers value reliable service, careful workmanship and a crew that takes pride in every property.

“Excellent work carried out by great people; everything was done with great excellence and care. I recommend them to everyone I know who is looking to hire a landscaping company that truly cares about their garden.”
Salt air carried off Nantucket Sound breaks down mortar joints and chimney crowns faster than inland climates allow. Paired with the freeze-thaw cycle recorded at the nearby Hyannis weather station, including roughly 23 inches of annual snowfall and 45 inches of precipitation, the combined stress drives spalling and cracking in work built only for appearance. We build for that dual exposure from the start.
The median build year for South Yarmouth homes is 1971, putting original chimneys, foundations, and masonry fireplaces past 50 years of service. At that age, mortar joints, crowns, and waterproofing are well past their intended life. We evaluate what can be repointed and what needs full replacement so you receive an honest scope before any work begins. Contact us for a free estimate.
Under Yarmouth's wetland rules, construction within 100 feet of a wetland resource area or 200 feet of a river requires approval from the Conservation Office. Patios, walls, and steps sited close to Bass River fall inside that buffer. We account for that review when scoping any project near the water so permit requirements are identified before work is scheduled.
Properties within the South Yarmouth and Bass River Historic Districts, a 108-acre area centered on River Street, Old Main Street, and North Main Street, require Yarmouth Historical Commission review before any structure is demolished or removed. The same requirement applies to structures over 75 years old outside the Old King's Highway District. We identify historic district status during the site assessment so nothing surfaces at permit time.
All work we complete carries a 3 years warranty. That coverage reflects the durability standard we hold ourselves to on every patio, wall, walkway, and stone entry we build. Contact us for a free estimate on your property.
We work out of South Yarmouth, which means most jobs in town are a few minutes from the yard. Crews are on site early and materials do not sit on a trailer for hours before they reach your property.
