Moriah Masonry & Landscaping builds retaining walls, patios, walkways, and stone entries in West Yarmouth, MA, operating out of South Yarmouth, about three miles from the village. Ademir Reine is on-site for every estimate. The mid-century lots along the Route 28 corridor and the streets running toward Lewis Bay and Parkers River carry grade changes close to the house. Sandy soil and salt air punish any base that was not built to drain. We excavate to depth, compact a proper stone base, and run drainage before a single block goes down. Rated 4.8 stars across 24 Google reviews. Every project starts with a free on-site estimate and carries a three-year workmanship warranty.

West Yarmouth sits on the south side of town, close to Nantucket Sound, with Parkers River cutting through the village and Lewis Bay on its eastern edge. Much of the housing stock is single-storey mid-century construction on small lots where grade changes sit very close to the house. A retaining wall in that setting has to hold its position and move water away from the foundation. Drainage behind the wall is not optional on Cape Cod soil.
Segmental block, fieldstone, and natural stone retaining walls built on a proper compacted base with drainage aggregate and a filter fabric layer behind them. Seat walls and garden walls follow the same standard. Repair and rebuild for walls that have shifted or leaned. View retaining walls
Paver and bluestone patio installation over a properly excavated and compacted stone base with drainage. Pool surrounds and outdoor living areas follow the same build standard, sized for the smaller lot footprints common throughout West Yarmouth. View patio installation
Paver and bluestone walkways, outdoor steps, stone veneer, and cobblestone edging for West Yarmouth properties. Every entry receives the same excavation and base treatment as a full patio, so the walk stays level as the ground moves through winter. Explore entry work
We build for year ten, not just for day one.
One crew for the hard surfaces and the green around them, so the retaining wall, the patio and the upkeep are not three different companies blaming each other when the grade shifts.

Seat walls, garden walls and structural walls, with the drainage and reinforcement the height and grade change call for.
Retaining Walls
Settlement, open joints and cracked work repointed, reset or rebuilt after we see what the base and the frost have done to the structure.
Masonry Repair
Paver and bluestone patios, pool surrounds and driveways over a compacted base that drains away from the house.
Patios & Paving
Natural and manufactured veneer on foundations, chimneys, columns and outdoor kitchens throughout West Yarmouth.
Stone Veneer
Granite and bluestone steps, landings and entries set on footings that hold through Cape Cod frost heave.
Steps & Stone Entries
Brick and block structures, piers, steps and foundations, laid and pointed to handle freeze and thaw season after season.
Brick & Block Work
Planting beds, grading, edging and stone work planned together so the grade change and the garden make sense as one project.
Landscaping
Mowing, edging, mulch, feeding and seasonal maintenance on a schedule that keeps small West Yarmouth lots looking sharp.
Lawn Care
Leaf and debris clearing, beds cut back to a clean edge, haul-away the same day so the property is ready for the next season.
Spring & Fall Cleanups
Site assessment, layout, drainage routing and material selection settled on paper before anything is dug, especially on the tight lots common in West Yarmouth.

These are typical installed ranges for West Yarmouth and the surrounding Yarmouth villages in 2026. Where a project lands inside a range depends on the conditions we find on site, which is why every number below is followed by the things that actually move it.
| Work | Typical range in West Yarmouth (2026) | What moves the price |
|---|---|---|
| Retaining wall | $15 to $50 per sq ft | Wall height, whether geogrid reinforcement is required, drainage behind the wall, and excavation depth on small lots with tight access. |
| Paver patio | $15 to $35 per sq ft | Patio size, paver line, base depth over sandy Cape Cod soil, and how close machinery can get to the work area. |
| Walkway and stone entry | $12 to $28 per sq ft | Length, material, number of curves and steps, and how much grading the run requires. |
| Outdoor steps | $150 to $900 per step | Poured concrete at the low end, natural granite at the high end, plus any railing and landing work needed. |
| Natural stone work | $15 to $45 per sq ft | Stone type, cut versus fieldstone, mortared versus dry-laid, and pattern complexity. |
| Concrete masonry | $9 to $18 per sq ft | Slab thickness, reinforcement, finish, and whether existing material has to come out first. |
Ranges are a starting point for planning, not a quote. Sandy soil, salt-air exposure near Nantucket Sound, and the grade changes common on mid-century West Yarmouth lots can all affect where a project lands. We price the actual project after walking the property.
West Yarmouth lots are often small, mid-century parcels with grade changes that sit close to the house. When those grades shift, the wall holding them back matters. Wall height, proximity to Parkers River, Lewis Bay or Nantucket Sound, and how close the work sits to a wetland all determine whether the Town of Yarmouth requires a permit. We check the address at the estimate so the answer is in hand before a schedule is set.
Natural stone and fieldstone for walls that need to sit quietly in a yard that has been there since the 1950s. Segmental block where the grade change is larger and the wall has to be engineered to hold it. Timber and railroad tie walls come to us most often for replacement rather than repair, because the material has a fixed service life and water shortens it further.
Crushed stone behind the wall, a base excavated and compacted below the frost line, and a drain that carries water to a proper outlet. Taller walls and walls holding a slope need geogrid set into the backfill so the wall and the soil behind it act as a single mass. Skipping that step is the most common reason a wall on a West Yarmouth lot begins to lean within a few winters.
We flag at the quoting stage whether your address triggers a permit or Conservation Commission review through the Town of Yarmouth so there are no surprises once work is scheduled. We work within that process and know what is needed.
Much of the housing stock in West Yarmouth is mid-century construction on small lots with grade changes close to the house. When a patio or retaining wall was built without proper excavation and compacted base material, the sandy soil underneath moves with the seasons and water finds the low point. A repair that only resets the surface puts the same problem back.
Patios that have settled or cracked, retaining walls that have started to lean or separate, mortar joints that have opened, steps that have loosened or lifted, and brick and block that has parted at the joint. Full detail on masonry repair and maintenance.
A wall that moved because water had nowhere to go can often come down and go back up using the same stone, once drainage is addressed behind it. One that has lost its base entirely needs the base rebuilt first, and the stone is the cheaper half of that job. We say which one it is before the work is scheduled rather than after.
Repointing and brick and block repair need mortar matched to what is already in the wall, because a harder mix damages the units around it as the wall moves through freeze-thaw cycles. See brick and block work.
Fix the base and the drainage that caused the failure, not just the surface that shows it, so the repair holds through the next Cape Cod winter.
Permit requirements in West Yarmouth depend on the scope of the work, where the project sits on the lot, and whether the site is near wetlands, ponds, or Nantucket Sound. The Town of Yarmouth's Building Department requires permits for construction, reconstruction, alteration, repair, removal, or demolition of a building or structure, and masonry work can fall under those requirements.
The Town of Yarmouth's Building Department handles zoning, building, and related permits. Whether a retaining wall, patio, or stone entry requires a permit depends on the scope of the project, setbacks, and where the work sits on the lot.
West Yarmouth fronts Nantucket Sound, and Parkers River and Lewis Bay border the village. Work near wetlands, ponds, or coastal areas may require a separate review by the Town in addition to a standard building permit. We identify those conditions during planning.
We address the permit question during the estimate and planning stage. If your project or your address triggers a review requirement, we flag it before work is scheduled so required approvals are in place and there are no surprises once construction begins.
Confirm the permit requirements with the Town of Yarmouth before the project is scheduled, not after the crew is on-site.
The Town of Yarmouth is the permitting authority for construction work in West Yarmouth. Depending on the scope of the project, retaining walls, patios and work near wetlands, ponds or Nantucket Sound may require a permit before work begins. We determine what applies to your site at the quoting stage so nothing stalls the schedule.
West Yarmouth sits on the south side of the town, fronting Nantucket Sound, with Lewis Bay to its east and Parkers River running through the village. Work near those water bodies or their associated wetland buffers falls under Town of Yarmouth jurisdiction. We identify those triggers before we quote so you know what approvals are needed and who issues them.
West Yarmouth is on the south side of town and carries no historic district overlay. There is no separate architectural review committee for this village. Permitting runs through the Town of Yarmouth Building Department and, where wetlands are involved, through the relevant conservation authority. We work within that process and know what documentation the town needs to move a project forward.
We flag at the quoting stage whether your project and address trigger any Town of Yarmouth permit or wetland review requirements. No surprises once work is on the schedule.

Almost always water, not weight. Soil behind a wall holds water after a storm, that water pushes outward with far more force than the soil alone, and a wall built without a way to release it leans, bulges and then steps apart at the joints. We build with crushed stone behind the wall, filter fabric so soil cannot clog it, and a drain with an actual outlet. The sandy soil through much of West Yarmouth drains quickly until it meets a tighter layer underneath, which is the point where water stops moving and starts pushing.
Often yes. Under the Massachusetts Wetlands Protection Act, work within 100 feet of a wetland resource area sits in the buffer zone and is filed with the local Conservation Commission. West Yarmouth has Nantucket Sound along its south shore, Lewis Bay to the east and Parkers River running through it, so a great many back yards here fall inside that 100 feet. The Town of Yarmouth is the authority on what your specific lot needs. We measure the distance before we price the work rather than after.
It depends on what is being built and where it sits on the lot. The Town of Yarmouth is the authority for building permits and for anything in a wetland buffer, and the answer changes with the height of a wall, its position relative to a boundary, and how close the work is to water. We tell you at the site visit which filings your project needs and who issues them, so the schedule is built around the real answer instead of an assumption.
Water works into the base, freezes, expands, and lifts whatever sits on top of it. Repeat that through a Cape winter and a patio that looked level in October comes out of March with rocked stones, open joints and a low corner that holds a puddle. The cause is almost never the stone. It is a base that was too thin, never compacted in layers, or laid on soil that holds water with nowhere to drain. We excavate to the depth the soil on your lot calls for, compact in lifts, and set the surface on a bed that drains.
Yes, and you should. Massachusetts requires residential contractors to carry a Home Improvement Contractor registration, and permitted structural work requires a Construction Supervisor License. Both numbers are searchable through state databases. A legitimate contractor lists them on the written contract before any work begins. We carry our registration numbers on every contract we issue in West Yarmouth and across the service area. Contact us to Get a Quote.
