Moriah Masonry & Landscaping installs stone veneer, builds patios, walls, walkways, and stone entries in Hyannis, the commercial centre of Cape Cod. We operate out of South Yarmouth, about five miles from Hyannis, with Ademir Reine on-site for every estimate. Hyannis sits on the Nantucket Sound shore, where salt air, sandy soil, and hard freeze-thaw cycles demand a base that is built to last. We excavate, compact, drain, and install so the work holds season after season. Every project starts with a free on-site estimate and carries a three-year workmanship warranty.

Hyannis sits on the Nantucket Sound shore and carries more foot traffic, salt air exposure and freeze-thaw stress than most Cape Cod villages. Hardscape here takes a beating, and bases that were never built to handle that movement fail faster than elsewhere. We build and restore masonry that accounts for what Cape Cod soils and coastal conditions actually do to stone and pavers over time.
Natural and manufactured stone veneer applied to foundation walls, columns, retaining structures and outdoor fireplaces. Every veneer job starts with the correct substrate and waterproofing so the facing stays bonded through cold and damp winters. View stone veneer installation
Paver and bluestone patios, seat walls, garden walls and retaining structures built over an excavated and compacted base with drainage designed for coastal conditions. Repairs and rebuilds for walls and patios that have settled or shifted. View patio installation
Paver and bluestone walkways, outdoor steps and cobblestone edging for Hyannis properties near Main Street, the harbour side and Craigville Beach. Every entry gets the same base preparation as a full patio installation. Explore entry work
We build the base first. Everything else follows from that.
One crew for the hard surfaces and the green around them, so the patio, the planting beds and the upkeep are not three different companies blaming each other.

Seat walls, garden walls and structural walls, with the drainage and reinforcement the height calls for.
Retaining Walls
Settlement, open joints and cracked work repointed, reset or rebuilt after we see what the base is doing.
Masonry Repair
Paver and bluestone patios, pool surrounds and driveways over a compacted base that drains.
Patios & Paving
Natural and manufactured veneer on foundations, chimneys, columns and outdoor kitchens.
Stone Veneer
Granite and bluestone steps, landings and entries set on footings that hold through frost heave.
Steps & Stone Entries
Brick and block structures, piers, steps and foundations, laid and pointed for freeze and thaw.
Brick & Block Work
Planting beds, grading, edging and stone work planned together rather than bolted on afterwards.
Landscaping

Leaf and debris clearing, beds cut back to a clean edge, haul-away the same day.
Spring & Fall Cleanups
Site assessment, layout, drainage routing and material selection settled on paper before anything is dug.
Landscape DesignHyannis areas we work in: Main Street and the village centre, the Hyannis Harbor side, Hyannis Port, the Craigville Beach side, plus the rest of Cape Cod
These are typical installed ranges for Hyannis and the surrounding Barnstable villages in 2026. Where a project lands inside a range depends on the conditions we find on site, which is why every number below is followed by the things that actually move it.
| Work | Typical range in Hyannis (2026) | What moves the price |
|---|---|---|
| Stone veneer installation | $15 to $45 per sq ft | Substrate condition, stone type, pattern complexity, mortar versus dry-stack, and whether existing surface material must be removed first. |
| Paver patio | $15 to $35 per sq ft | Patio size, paver line, base depth over sandy Cape Cod soil, and access for machinery. |
| Walkway and stone entry | $12 to $28 per sq ft | Length, material, number of curves and steps, and how much grading the run requires. |
| Retaining wall | $15 to $50 per sq ft | Wall height, whether geogrid reinforcement is needed, drainage requirements, and excavation depth. |
| Outdoor steps | $150 to $900 per step | Poured concrete at the low end, natural granite at the high end, plus railing and landing work. |
| Concrete masonry | $9 to $18 per sq ft | Slab thickness, reinforcement, finish type, and whether existing material has to come out first. |
Ranges are a starting point for planning, not a quote. Sandy soil, salt-air exposure from Nantucket Sound, and proximity to wetlands or the harbor can all affect where a project lands. We price the actual project after walking the property.
Hyannis is the commercial centre of Cape Cod, and the properties here range from compact village lots near Main Street to larger parcels on the Hyannis Port and Craigville Beach sides. The Town of Barnstable is the permitting authority for all masonry and landscape work here, including work near wetlands, ponds and Nantucket Sound. We check the address at the estimate stage so the right permits are identified before a schedule is set.
Stone veneer installation is the most searched masonry service in Hyannis, and the work covers everything from full foundation veneers to entry columns and garden walls faced in natural or manufactured stone. Retaining walls on grade-changing lots are built with compacted bases, crushed stone drainage and geogrid where the retained height calls for it. Paver and bluestone patios are set on a base deep enough to move through freeze-thaw cycles without lifting.
Properties on the Hyannis Harbor side often sit on narrow lots where steps and entries do most of the heavy lifting for curb appeal. Cut bluestone treads, natural fieldstone risers and mortared entry walls hold up in salt air when they are built on a proper footing that keeps frost from working underneath them. We select materials and jointing compounds rated for coastal exposure.
The Town of Barnstable reviews work that sits near wetlands, coastal resource areas and Nantucket Sound. We identify at the quoting stage whether your project needs a Barnstable building permit or Conservation Commission review, so the schedule reflects the actual approval timeline.
Stone veneer brings a finished, durable face to foundations, retaining walls, steps and entry columns throughout Hyannis. Because Hyannis sits close to Nantucket Sound, coastal moisture and the annual freeze-thaw cycle put real demand on the substrate and the mortar behind the stone. The face is only as good as what supports it.
Walls on Hyannis properties deal with wind off the harbor and ground movement from sandy soil that drains unevenly. We set walls on a prepared base with drainage behind the face so water does not build pressure against the stone. Detail on retaining wall construction.
A patio near the Sound needs a base excavated and compacted to depth, not just laid on the existing grade. Without it, water sitting under the surface through the winter lifts and shifts the units every year. See our patio installation and paving work.
Entry columns, front steps and walkways are the most visible masonry on a Hyannis property. We set steps on a footing that goes below the frost line so they do not heave and separate over time. Full scope at stone steps and entry work.
The Town of Barnstable is the permit authority for Hyannis. Work near the harbor, ponds or the Sound may also involve wetlands review. We confirm what applies before scheduling the crew.
Hyannis is a village of the Town of Barnstable, and the Town of Barnstable is the permitting authority for all construction work here. Barnstable's Building Department requires permits for construction, reconstruction, alteration, repair, removal, or demolition of a structure, and masonry work including stone veneer installation, retaining walls, and patio construction can fall under those requirements depending on scope and location on the lot.
The Town of Barnstable handles zoning and building permits for all work in Hyannis. Whether a stone veneer installation, patio, or retaining wall requires a permit depends on the scope of the project, setbacks from property lines, and the location on the lot. We address this during the estimate stage so you know what is needed before work begins.
Properties near Hyannis Harbor, the Nantucket Sound shore, or any pond or wetland may be subject to additional review under the Town of Barnstable's wetlands protection requirements. If your address puts you near water, we flag that during planning so approvals are in place before any work is scheduled.
We address the permit question at the estimate and planning stage. If your project or your address triggers a review requirement with the Town of Barnstable, we flag it before work is scheduled so required approvals are in place and there are no surprises once the crew is on-site.
Confirm the Town of Barnstable's permit requirements before the project is scheduled, not after the crew has arrived on-site.
Hyannis is a village of the Town of Barnstable, and the Town of Barnstable is the authority for building permits covering masonry and landscaping work here. That includes stone veneer installation, retaining walls, patios, walkways, and any work near wetlands, ponds, or Nantucket Sound.
The Town of Barnstable reviews permits for exterior masonry work, including stone veneer on facades, new walls, entry steps, and hardscape installations. Projects on properties near the harbor, the Sound shore, or any pond or wetland may also fall under additional review for environmental protection. We identify those requirements at the quoting stage so the permitting path is clear before a single stone is set.
Hyannis sits on the south side of Barnstable and is not subject to the Route 6A historic district that applies on the north side of town. Permitting here follows the standard Town of Barnstable building department process. There is no separate historic committee review for properties in the Hyannis village area.
We confirm the permit requirements for your specific Hyannis address before work begins. The Town of Barnstable is the authority, and we work within their process so your project moves forward without delays.

Natural veneer is quarried stone cut thin. Manufactured veneer is a coloured concrete casting taken from moulds of real stone. Natural costs more, weighs more, and no two pieces repeat, so it reads as stone from any distance. Manufactured is lighter, cheaper, faster to set and comes in repeating shapes, which is visible up close on a long run and in how the colour weathers. Both work on Cape Cod when the wall behind them is right. We quote whichever suits the elevation and the budget, and we tell you which one you are looking at.
Not directly, no. Veneer needs a solid, clean substrate, a weather-resistant barrier, metal lath fixed into sound material, and a scratch coat for the stone to bond to. Straight onto bare block or onto a face that is already spalling, the veneer will come away with whatever it was stuck to. We open up and check what is behind the surface first, because a wall that is holding water or crumbling has to be repaired before anything is faced, and that is the part that decides whether it is still sound in ten winters.
It depends on what is being built and where it sits on the lot. The Town of Barnstable is the authority for building permits and for anything in a wetland buffer, and the answer changes with the height of a wall, its position relative to a boundary, and how close the work is to water. We tell you at the site visit which filings your project needs and who issues them, so the schedule is built around the real answer rather than an assumption.
Often yes. Under the Massachusetts Wetlands Protection Act, work within 100 feet of a wetland resource area sits in the buffer zone and is filed with the local Conservation Commission. Hyannis wraps Hyannis Harbor and runs down to the Nantucket Sound beaches, so a great many lots here fall inside that 100 feet. The Town of Barnstable is the authority on what your specific lot needs. We measure the distance before we price the work rather than after.
Yes, and you should. Massachusetts requires residential contractors to carry a Home Improvement Contractor registration, and permitted structural work requires a Construction Supervisor License. Both numbers are searchable through state databases. A legitimate contractor lists them on the written contract before any work begins. We carry our registration numbers on every contract we issue in Hyannis and across the service area. Contact us to Get a Quote.
Our yard sits in South Yarmouth, roughly five miles from Hyannis village. That short run means crews arrive on time and materials come off the trailer fresh, not after a long haul across the Cape.
